The 2026 monsoon could be rougher on East Valley roofs than what most Gilbert and Chandler homeowners have seen in a few years. We're not saying that to get calls. Forecasters are comparing this season to 2015, the last time a developing El Niño coincided with a genuinely wet monsoon. NOAA odds lean above normal on rainfall. That matters to a roofer because wetter doesn't just mean more water. It means more microbursts, more consecutive events through July and August, more chances for whatever's already compromised on your roof to get found.
We've seen what a heavy monsoon season does to East Valley roofs. It's not usually one big storm. It's the accumulation.
El Niño is a warming of Pacific surface temperatures near the equator. Arizona is currently in a neutral period, with forecasters watching for a shift toward El Niño conditions between June and August. FOX 10 made the historical comparison directly: 2026 has the potential to match 2015, or go stronger. In 2015, Arizona's monsoon started early and June was the state's second-wettest on record.
We want to be honest about what El Niño does and doesn't predict. It doesn't guarantee a wet monsoon. Some El Niño years are wet in Arizona. Some aren't. But the combination of factors stacking into 2026 is worth taking seriously: NOAA odds tilting wetter, the potential for a more active Eastern Pacific hurricane season that historically pushes tropical moisture into Arizona, and a spring entering monsoon as Phoenix's hottest on record. March through May averaged 80.2 degrees in Phoenix, 6.4 above normal, breaking a record that stood since 1989.
Superheated desert ground entering monsoon season means more convective instability and faster, more explosive storm development. Whether 2026 becomes a season people remember is still unknown. But the conditions say don't assume it won't.
People tend to think about monsoon rain when they think about roof damage. That's the wrong frame.
Microbursts are how East Valley roofs get destroyed.
A microburst is a column of cold air that drops out of a thunderstorm and hits the surface hard, spreading outward in straight-line winds. It can last ten minutes. In those ten minutes, it can do more structural damage than a two-hour sustained rainstorm. That's not an exaggeration. We've seen it.
In the East Valley, microbursts routinely hit 60 to 70 mph. Stronger events push 70 to 80. In October 2025, a confirmed microburst through Tempe produced gusts up to 90 mph and ripped roofs off commercial buildings along Kyrene and Baseline. In July 2024, NWS Phoenix documented radar-estimated microburst speeds of 70 to 80 mph during storms that collapsed a Phoenix warehouse. These aren't unusual. What those winds do to your specific roof depends entirely on what's on it.
Three-tab asphalt shingles typically carry a 60 mph wind rating. A 65 mph microburst can strip them in sections, starting at the ridge. Architectural shingles are rated higher, commonly 110 mph under ASTM D7158 testing, but aged or improperly fastened ones still lift under sustained uplift pressure at the seams. Tile is heavier and resists direct wind better, but the ridge and hip tiles are the real vulnerability. Move a ridge tile two inches and you've exposed the underlayment. That's the actual water barrier, not the tile sitting on top of it.
Foam roofs handle microbursts fine when the coating is intact. When the coating is past 5 to 7 years without a recoat, it's not intact, and a heavier storm season will find that out.
Tile. It's not a close call. Concrete tile is rated for 40 to 50 years in Arizona conditions, and the tile body almost never fails from a single monsoon storm. What fails is the underlayment beneath it and the mortar at the ridge caps. Maintain those two things, and tile handles monsoon well.
Shingle roofs are more exposed. Three-tab especially. In Phoenix basin heat, 3-tab shingles realistically last 12 to 18 years. Architectural shingles do better, 20 to 25 years in the same conditions, but they're still more vulnerable to wind uplift than tile. That's just physics. Lighter material, less resistance to uplift pressure. Tile in the middle of a field almost never fails first. Ridge caps and hips do. We say that because we've seen it on hundreds of East Valley roofs.
Wind concentrates at the high points of a roof. And that's exactly where mortar degrades first, where flashing caulk gives out first, where Arizona UV does its worst long-term work. Sealants and flashing caulk typically fail in 5 to 7 years under the Arizona sun. Mortar joints follow a similar timeline. A ridge cap that looks solid from the driveway can be cracked and moving well before a serious storm.
When a ridge tile shifts, water gets under the tile field and lands directly on the underlayment. On older felt underlayment, that's a leak. It won't show up on your ceiling the night of the storm. It shows up in August after the third event, when the water has finally soaked through.
On shingle roofs, the upper courses near the ridge are where wind peels first. Highest point on the roof, most uplift pressure, and on older systems the first place where nail-pull failure begins. A 15-year-old shingle roof in the East Valley doesn't have much margin going into 2026. The granule surface is thinner from UV exposure. The sealant strips have been through fifteen years of heat cycling. A wetter-than-normal monsoon season isn't one bad storm. It's multiple microburst events across three months, each one pressing against whatever the roof is already dealing with.
A 15-year-old tile roof is in better structural shape, but the underlayment question is real and it doesn't get asked often enough. Felt underlayment in Arizona typically holds for 15 to 20 years. A Gilbert or Chandler tile roof installed around 2005 to 2010 is right at that threshold now. The tile looks fine from the ground. That tells you almost nothing about the condition of the underlayment beneath it. The tile doesn't leak. The underlayment does.

That's not how materials fail in Arizona. A roof doesn't fail the season it hits its limit. It fails the season after. UV damage, thermal cycling, and minor storm damage stack silently on each other. A shingle that held in 2025 may have had its sealant strip compromised during last October's temperature swings. A tile that came through July's storm intact may be carrying a hairline crack water hasn't found yet. A heavier 2026 monsoon season may be the one that surfaces what 2025 left behind. Gilbert, Chandler, and Queen Creek neighborhoods built in the early-to-mid 2000s are hitting that 15-to-20-year mark right now. The tile looks fine. The sealants don't. The underlayment may not.
